General Accommodation Terms and Conditions​
Payment in Full is required to secure and confirm an accommodation booking.
1. Check in time: from 1400. Early check-in time is available by prior arrangement only.
2. Check-out time: by 1000. Late check-out is available by prior arrangement only.
3. Cancellation Policy: Accommodation bookings may cancel free of charge up to 14 days prior to arrival and receive a
full refund. This policy does not apply to Weddings, Events or Retreats.
4. Bookings affected by circumstances governed by mandates or shire and government, may be moved to a more suitable date but are non-refundable outside the conditions listed above.
5. Please BYO firewood for your indoor fireplace. Bags are available for purchase from the local IGA or BP Station.
6. No outdoor fires are permitted.
We appreciate most guests will respect our beautiful property, however, please observe the following restrictions:

Number of guests within each chalet shall not exceed that agreed upon in the booking confirmation.

No tents, swags, caravans or recreational vehicles are permitted on the property.

The price charged is for domestic use only and not commercial or group reservations. Accordingly, this rate does not allow for the extra wear associated with private events in terms of cleaning, garbage removal, damage to property, etc. Use contrary to this may result in a request to cover any additional payments or cancellation of your reservation.

Please leave the property neat and tidy, in a similar state to its condition on arrival. All dishes must be cleaned in warm, soapy water, dried and put away. BBQ must be cleaned after use.

Disturbance to neighbouring chalets, including excessive noise, is prohibited and may result in termination of chalet rental and forfeiture of any Bond.

All chalets and our main Lodge have an indoor fireplace. As firewood is in short supply, please bring your own firewood for indoor and outdoor use. Bags are available for purchase at the local IGA, BP Station and when in stock, direct from our office. Outdoor firepits are available strictly within marked firepit areas and only outside fire restrictions. Please check with our office before lighting firepits.

Strictly no smoking within any dwellings or on any wooden verandas or deck areas. Cigarettes must be extinguished and disposed of in bins. A $50 charge will be incurred if cigarettes are left lying in garden beds, paved areas or anywhere around your chalet. Please note, mulch and bush areas are highly flammable. Please act responsibly to protect our local flora, fauna and forest – do not throw anything into the forest.

Pets are not permitted on the property due to the abundance of local wildlife.

Children remain the responsibility of their parents at all times, therefore, must be supervised. Parents and guardians are reminded that we have two large dams and are surrounded by native bush land, so care must be taken with all children.

Damage and Breakages: All guests are required to act responsibly during their stay. Any damage to the property by anyone associated with the booking party will be the responsibility of the booking party.

Theft and Loss: Noble River Estate takes no responsibility for guest’s personal property during their stay.

Maintenance and general repairs: Any maintenance issues are to be referred to the caretakers immediately.
Hazards: Guests are to be aware of the hazards associated with the rental short-term accommodation including, but not limited to:
• Slipping hazards associated with internal and external wet areas such as bathrooms, tiled outdoor areas, decking and stairs.
• Tripping hazards associated with stairs.
• Hazards associated with bringing electrical appliances in contact with water.
• Natural gas hazards associated with space heating, water heating and cooking appliances such as cook tops and barbecues.
• Hazards associated with hot water from taps.
• High temperature hazards associated with heaters, ovens, cook tops, scalding water.
• Hazards associated with fireplaces and open fires.
• Hazards associated with bush properties, including snakes and insect bites.
• Other hazards normally seen in domestic households.

Noble River Estate does not assume any liability for loss, damage, injury or death to person or persons, or their personal property. Neither do they accept liability for any loss or damage caused by weather conditions, natural disasters, or other reasons beyond their control. With full knowledge of the above facts and warnings, the guest accepts and assumes all risks associated with the rental of this property.
Corporate/Event Terms and Conditions

Payment of a 20% Contract Deposit is required to confirm a booking.

All payments for events are strictly non-refundable. Dates can be transferred under some circumstances, however,
may be subject to price increases.

Final payment must be made at least 60 days prior to the event.

A $500.00 refundable bond is required for events and must be paid separately in addition to your final payment.
This will be refunded within 7 days of completion of stay. The bond may be used to cover additional costs incurred during a tenancy, including but not limited to any breakage, damage, loss of household items, (eg, linen, furniture and appliances) and excess cleaning requirements above and beyond normal cleaning and rubbish collection. Please note the refundable Bond does not limit the guest’s liability with respect to damages and breakages.

Any damage to the property by anyone associated with the booking party will be the responsibility of the

When using the Lodge Bar area, any service must cease at 11pm. NRE staff reserve the right to refuse service to any
intoxicated person. Argumentative, violent or disorderly behaviour will not be tolerated. NRE staff are required to ask
any person who looks under the age of 25 for identification before serving alcoholic drinks. Please ensure the bar area is left clean and tidy with all glassware washed and returned to shelves, fridges emptied and wiped out and all surfaces clean.

Noble River Estate are subject to the Environmental Protection (Noise) Regulations 1997, under which an
Environmental Noise Assessment has determined that music can be no louder than 84 dB(A) until 10pm and no louder than 78 dB(A) after 10pm. Amplified music must stop by agreed time.

Movement of outdoor and indoor furniture is at the client’s discretion and must be returned to where it was found prior to departure please. All furniture movement is at client’s own risk. Please take all precautions to undertake correct lifting techniques.

The use of the bar area at retreats is by separate hire only. Fee for bar hire at retreats is $500. Client is responsible for cleaning all glassware and ensuring the bar has been reset as it was found. Instructions on bar reset are located in the bar.

Please note the refundable Bond does not limit the guest’s liability with respect to damages and breakages.
